Asset Management Analyst

The Asset Management Analyst will support the oversight and performance optimization of a growing portfolio of self-storage development and operating assets. This entry-level role is ideal for a candidate with foundational real estate, finance, or asset management exposure who is eager to develop hands-on experience across development, stabilization, and operating phases of self-storage projects.

The role involves financial analysis, reporting, market research, and coordination with internal teams and third-party operators to support value creation and long-term portfolio strategy.

Asset Performance & Reporting

• Assist in monitoring operating and financial performance of self-storage assets, including lease-up progress, NOI, occupancy, rental rates, and expense trends
• Reviewing monthly and quarterly asset performance reports for internal stakeholders and investors
• Track budgets vs. actuals and flag variances or performance risks

Financial Analysis

• Support financial modeling for operating assets and development projects (pro formas, sensitivity analyses, and valuation updates)
• Assist with underwriting updates during lease-up and stabilization
• Help evaluate capital improvement initiatives and their impact on asset performance

Market & Portfolio Analysis

• Conduct market research on competing self-storage facilities, rental rates, demand drivers, and new supply
• Support portfolio-level analysis to identify opportunities for revenue growth, expense optimization, or strategic repositioning

Operations & Third-Party Coordination

• Work with third-party property managers and operators to gather operational data and performance updates
• Assist in reviewing site-level KPIs, marketing performance, and customer acquisition metrics
• Support implementation of revenue management and pricing strategies

Development & Stabilization Support

• Assist asset management team during construction, pre-leasing, and initial lease-up phases
• Help track development budgets, timelines, and stabilization milestones
• Coordinate with development, construction, and leasing teams to ensure alignment on asset objectives

Investor & Management Support

• Prepare presentation materials, charts, and summaries for internal reviews and investor communications
• Assist with ad-hoc analysis requested by senior management
